The development is a 1.44 acre site located at the northwest intersection of Mathilda and Iowa Avenues. This site is within the City of Sunnyvale Downtown Specific Plan Area that provides design guidelines and objectives that help shape the architectural scale and quality of design of the development.
In April 2016, the City of Sunnyvale requested proposals from qualified and experienced housing developers interested in developing an affordable housing project on the City-owned property. Later that year, the City of Sunnyvale selected Related California and team as the preferred developer of the site. The development team is comprised of Related California, Affordable Housing Access, Housing Choices Coalition, and Steinberg Hart. Construction started in October 2021 and is expected to open in Fall 2023.

The development is currently referred to as “Sunnyvale Block 15” until another name is selected. Block 15 is an opportunity for local Sunnyvale residents to live in a newly constructed, 100% affordable residence in a transportation, employer, and service rich area in the heart. This development is possible because of the partnership between the City of Sunnyvale and The Related Companies of California, LLC (Related) and partner Affordable Housing Access, Inc. (AHA). Thank you to the many partners who supported this development: The County of Santa Clara, Santa Clara Housing Authority, San Andreas Regional Center (SARC), California Department of Developmental Services (DDS), TCAC, CDLAC, Google, Wells Fargo and Citibank.
The development will consist of 7 townhomes along Charles Street and 1 building facing Mathilda Avenue. There will be 90, new affordable rental apartments, of which 23 are prioritized for intellectual and/or developmentally disabled households. Apartment sizes will range from studios up to three-bedroom units. The onsite amenities will include a community multi-purpose room, computer lab, outdoor courtyard, underground parking with 90 spaces and storage, photovoltaic panels, high efficiency lighting and appliances including Energy Star, low water consumption planting and efficient irrigation. All the units will be for rent and restricted to be affordable to lower-income households.
The development will have a full-time, on-site manager and other staff to manage the property and dedicated resident services for the tenants. Related California invests in communities for the long term and will be part of the Sunnyvale community for years to come. In addition, Related California prioritizes quality construction, design, and ongoing maintenance, safety, and responsiveness to the neighborhood at all its properties.
Public outreach and marketing of this new affordable housing opportunity will begin prior to completion. Expected completion is Q4 2023. Over the course of several months we will meet with local residents of the neighborhood and other Sunnyvale stakeholders to discuss the project concept and design possibilities. The architectural design was based on the community and city stakeholder feedback.
